Real Estate Videos By The Giants REALTOR Dot Com, Zillow, Trulia In The Back Of The Pack.

You would think the giants in the real estate marketing "home delivery" business would have the most top notch, sharp running video platforms on the largest in the world You Tube platform.

That all three would be clicking ruby red slippers and making everyone chant "there's no place like home". Nope.

Expecting over the top view numbers, through the roof channel subscribers not the case when you lift up the video platform hood.

As one by one you check the statistics on the You Tube channel for the big three, couple reasons for the lack luster performance. The SEO learned in real estate blogging, website mechanics is not spilling over to the same treatment on the video platform. And the content is not consistent, organized, always pertinent. What the real estate buyer, seller and professionals in the industry need to be viewing, listening to, following is not coming down the real estate video conveyor belt. Which movie star's mega dollar estate home sold and to who may be titillating to a Hollywood area real estate broker or relatives of the stars.

But last check we live in one big country of Jack and Jill's just trying to make the biggest sale, purchase of real estate in their life time.

Needing a little help over here. And video is one sweet way to tour lots of communities, plenty of places in their price range from a Droid, lap top, tablet, desk top computer when they can fit in the time for study, review. If they could only find a real estate bee hive headquarters that gets down to business and stocks the shelves like a big box retailer so they can help themselves.

The use of videos in your real estate marketing increases your chance of landing higher for a Google, Bing, You Tube search engine query.

As you aim for the front page search engine index your odds improve by fifty times. But only around eight percent of real estate agents, broker, REALTORS are uploading videos. Sadly, most are not real full motion videos with sound. Why? Lots of fears of using real estate video crop up. Video jitters. Or unwillingness to dedicate the time to master the real estate video learning curve.

If you set up a pretty, flashy, pimped out video channel, and have not been back to it for four months, it's performance is carbon copy of your blog post neglected the same way. If you build any media marketing platform, the customers will not automatically come. Come to what? Empty shelves? Missing videos you should have?

Or just Johnny One Time, ten, twenty second self branding video appearances stammering, unprepared thrown together unedited loops trying to be funny, cute and saying pick me, I'm the best.

The real estate buyers, sellers too packing up. High tailing it, leaving hungry, searching for another individual real estate agent, broker, REALTOR's video down the road to try out. To just get the information they need that the Multiple Listing Service (MLS) "yes, no, maybe" and a few crappy pictures don't do justice. To provide the information withheld, not appearing anywhere on line to graze, munch on.
Remember what you said about real estate video last year?No fresh, helpful time, gas, money saving content, no reason to come back is what happens in the head of the real estate buyer, seller. Who wants to wait around to see if you someday start posting better, or any videos? It's like a marketing battle ship left in port, no men, no ammo. No reason to leave harbor, not able to and mothballed.

Are your real estate, area videos missing in action? MIA, AWOL?

Time, desire, motivation is needed to change that parked situation. WARNING: In the beginning your early real estate videos will be See Dick, See Jane, Where's Puff and Spot? And your biggest video critics will make Simon look tame. Being harsh, critical, over the top head clubbing. But with a little careful study behind their sequined, lime green marketing curtain, they are not using videos at all. Or the few they have require the viewer to hold on to something to steady themselves as they pop a couple dramamine tablets. While you try to figure out what the point of the production is, how much longer before the "video" just please end? Put your videos on real estate web, blog sites.

The time to shoot, edit, render, upload will pick up, shorten dramatically as you hit your stride.

Finding a groove you can adjust to in marketing your local area events, individual real estate property listings. Go easy on just the mirror mirror on the wall self branding though. You may love your productions, but the average Joe and Jane checking out the channel in their living room at 10:30 at night five states away won't be so impressed. They want helpful, not cute, clever or entertaining. Where's the local community feature videos they wonder? How about some property listings for the real estate sticks and bricks show and tell?

Would you return to a restaurant that has nothing to dine on, no "food"?

Once is all it takes to make a mental note to keep on driving by. No matter how pretty the premise, great the location, location, location of the greasy spoon. Your real estate buyers, especially the out of town ones will find another local professional in your market that makes "home deliveries" if you don't, won't, can't.

First and foremost, you have to have something worthwhile to watch, to engage and connect with on your video channel.

And the real estate video channel productions need to be wired in, orchestrated with the rest of your marketing efforts. Reach, frequency to hit the segment of the audience you have property listings to match make to means using links on social media sites, your blogs, websites with video embeds so all the buyers, sellers have to do is sit there.

And here we go with full motion to breath life in to the real estate. That shows how the place flows, where all the property puzzle pieces go, fit. Joseph Houlton Settled Houlton Maine, Then Local Constractors, Builders Laid Out The Town Slowly.

Maine was part of Salem Massachusetts until 1820, and Houlton Maine was known as New Salem. Joseph Houlton cruised up to Houlton Maine from Salem Massachusetts back in the beginning of the 1800's. By 1807, the rest of the families, wives, kids, animals made the same trek thru the woods to what later became Aroostook County. In Houlton Maine, neighborhoods spung up by local builders like Henry Post, Clarence Ayotte, Quinton Haney, Donald Caldwell, Hendry Chandler, Vaughn Hersey.

These new streets in Houlton Maine were not giant subivisions with your pick from park models of this cape or that ranch. Build one at a time as the Houlton Water Company brought in utilities like power, water, sewerage. As the Houlton Maine public works department built streets, roads, bridges and adopted these streets and roads to plow, pave, maintain.

The Highlands Addition was added around the 1880's when the town of Houlton Maine constructed a foot bridge to span the Meduxnekeag River. To open up this area even more with new bridge for vehicles being added around 1902.

Folks working for the Bangor and Aroostook Railroad saw many tenement, apartment and rooming houses built around Florence, Grove, Grange, Green Streets and on Alice Avenue, outer US Rt 2A, known as Bangor Street which was the main way out of town heading south before Interstate 95 came in the 1960's leading the way to Loring Air Force Base. Your security deposit on your Maine home, apartment house apartment was supposed to be put in to a special account, interest bearing to accrue to you.

And when you move, assuming no damage beyond normal wear and tear, or lack of last month's payment in full or proration, you want the deposit and interest made back. What happens if the property owner, Maine landlord does not give all or a portion back?

Well if he or she does not give you in writing notice within 21 days that you won't be getting back some or all of the deposit due to an outlined list of damages and reasons why, things get dicey.

And folks like to watch every day event programming. Some they can relate to or situations they're glad they are not involved in. With real estate, our Active Rain blog is often "wrapped around". With opening and ending tags and the blog we wordsmith the filling, the verbal bologna. Here is one Maine blog post I found on line for a Google search of Maine Soap Box Derby. I searched, googled the term to see if a new tumblr site was live, found by the search engine spiders. This is part of what I found for the soap box derby search.

It is funny to be reading a caption that gets your attention and then copy that you find yourself liking the way the author writes. And then you realize, hey, this is one of mine. With blog posts we have over 1300 Active Rain posts, others too with a different slant for a varied niche on MeInMaine Blog, etc. Like a flight with many connectors, where that flight or "post" originated takes a scan of the luggage tag. When you consider what the same land is selling for just a few miles across the Maine border in New Brunswick Canada, to buy prime farm land for $1000 an acre or less gets your attention. Especially when where our food comes from, what it costs is becoming more of a concern healthwise, financially.

Add to the equation that many folks that work hard for their money do not like to just hand it over to a stock broker these days. Too many CEO's and corporate giants have been hauled up court house steps on the nightly news charged with a laundry list violations eroding the investor confidence to all time lows.

Maine real estate market - What's the pulse - How's state doing?

Well according to the Maine Association of REALTORS (MAR) the numbers are rosy.
MEDIAN MAINE PROPERTY SALES PRICE AND HOME SALES UP IN JANUARY: In a press release to the media today, MREIS reports the median sales price for a single-family existing home increased 5.09% since January 2009, reaching $160,000.
The median sales price indicates half of the homes were sold for more and half sold for less. A total of 484 homes sold in January 2010 - up 18.63% from 12 months ago. During the rolling quarter of November, December and January, home sales increased 36.87%. January marks the eighth month of positive gains in existing home sales in Maine. Own A Private Plane And Looking For Maine Real Estate?

Fly In To Houlton ME International Airport. It's small, friendly, quick to get in and out of. Right on the Canadian border of Maine too. I have picked up many folks who fly in, scope the area out, and get on their way. Had one home with land in the country in Amity Maine bought by folks that did not have kids. And wanted their four cats to avoid flying on a commerical airline. So for $15,000 from Washington State, they flew in with the cats on a twin engine jet like the rich and famous use. In sitting down to do this month’s newsletter I was quick to realize that we are already four months in to the new club year. Where does the time go? I sense by the activity in the clubs that they too are on their way to a very productive club year. A lot has been happening in our district.For me, by the time this newsletter reaches everyone I willhave completed all my scheduled club visits and will have rolled up near 15,000 kilometers. What an experience! One that I will remember forever.

We live in a beautiful part of the world and some times I think we do not even realize it. I have seen and enjoyed the hospitality of both individual Rotarians and each club in our district. There have been a lot of happenings around the district this month. The Shelter Box presentation and supper in Moncton was a tremendous success. We were successful in our application for RI’s Public Relations Grant. We have established a very exciting and pro-active Friendship Exchange Committee. Our GSE Committee has selected the team leader for this years GSE with Brazil and a call has gone out to the clubs to nominate a Past District Governor to sit on the Nominating Committee for the next RI Director.

The new high school was coming, the Bangor and Aroostook Railroad had a local presence with offices and executives right here in Southern Aroostook County. Ricker College was in its hay day.

Trips to the many area lakes, like the Pavilion at Nickerson Lake where the Houlton Community Golf Course is located were part of summer. Local farms and wood cutters were active and anything you needed, you could find on the local level in Houlton Maine.

Being on the Canadian border means trips to New Brunswick, to Old Home Week in the old park off the bridge and on a river island near Woodstock. When a Maine real estate owner lists their property, the agent or broker has a mission.

It starts with what is the fair market value of the property and considering the motivation of the seller. If the owner of Maine real estate says, hey, I need to be at the closing table on this home within sixty days or less, then the pricing, marketing all reflects the ticking clock. Discussion of what needs to be done to the place, in the case of a home, is crucial. With land, bush hogging to dress up the front field that is brush over grown, or staining the log cabin on the lake topics are batted around between the broker, agent and property owner.

In college, had an advertising professor who said people are like cattle. They don't really know the direction to go, what they should buy and advertising, marketing plants the seed, the desire. Advertising and promotion to sell a product, service and coaxing the consumer to want it, need it, buy it. With social media, the marketing tables have changes. Instead of Madison Avenue ad agencies crafting clever marketing pieces to make the consumer look cook, see themselves owning this, eating this, driving this or drinking this or that, the internet has changed the direction of the marketing, the carrier of the message.

In broadcasting, there is a carrier wave that the audio or video is piggy backed on, all on different channels, frequencies. In say the 1950's, people were more naive, gullible even. They believe most of what the newspaper printed, lock stock and barrel. The radio and early television were the same way. If you saw it, you bought it. The media was the carrot and stick, the consumer the donkey.

With social media, web 2.0, the members of Facebook, MySpace, Twitter, Youtube, Wordpress Or Blogger talk, post, create videos to tell their connections, new friends what they discovered, liked. The consumer is the marketer and you can not fool 300 million members of say Facebook...pretty close to the population of the US. If the product or service or song is luke warm, not so hot, people chat, post, tweet about that. If it's a hit, then it talk talk talk with that honest information..no spin. Homemade marketing from the consumer who is the research and development guinea pig now.

So how does this shift in the tractor beam that used to pull consumers in from traditional ads on the limited media, broadcast and print options that were all there was not so long ago? Now, a successful Maine real estate broker posts lots of information...not just real estate propaganda. It's not about the "sticks and bricks" and a local market. It's about the area the real estate is in. Blog posts about the area, videos showing the local community events, and the actual real estate marketing is video inside and out, tons of images. Clear, crisp, helpful imagery that is sharp, colorful, eye candy. Audio on the video is 40% of the message too. Hearing the brokers, agents, salesmans voice on the walk thru or tour of the land, small grocery, lake front cottage is crucial. It brands the agent who is no longer behind the curtain, holding the pen that wrote the copy, snapped the pictures.

Also, the broker has stepped in front of the camera to one on one, tour the place as if the buyer was the only one in the room. That buyer is a tired traveller stuck in a Cleveland, New York, San Francisco or Paris airport for hours. A guy needing a shave, a lady needing a good nights sleep but with time to kill on line with a lap top, a Blackberry or an Ipod to download a podcast about you, your area, your new property. They watch the open house videos, the local community video series on what you do for fun, where your kids go to school, what churches are in your town and weather information. The agent has become a tour guide, the first person they meet on line. The video tours mean when they arrive, the walk thru and around are a small formality. Their minds are pretty much made up.

Used to be the term "green" was not always a positive. If I was described as a brand new Maine real estate agent, a little green, wet behind the ears with no experience to back up the license, green is not a flattering label. Over the last 29 years I have listed, marketed, sold Maine real estate. And the buzz term "green" incorporates lots of how we lived our day to day life anyway. You made an investment in Maine real estate on the water. It's on a lake, filled with fish, offers lots of recreation with a kayak, sailboat, swimming, water sports like skiing. So when the lake association gets together, what do they talk about? Tonight our Drews Lake Property Owner's Association swings into the New Limerick town office to discuss erosion, watershed drainage, community block grants for septic updates, building codes, shoreland zoning regulations.

The DLPOA meetings involved discussion about the roadways, dues collection, signage for 911 and safety and sets up clean up days and public landing "housekeeping" tasks. In the case of Drews Lake, the public dam was turned over the association for a dollar and we built a new dam, raising the funds privately and to make sure the water level did not go up or down to impact the shoreland. What do Maine lakes "hate" if they could talk, what would they let us know loud and clear on? Lawns. And most lawns have enough phoshorus and do not need weed and feed. No milfoil in these lakes, and that problem is four hours away luckily.

First Time Home Buyer $8000 Tax Credit For Maine!

Up to $8000 federal tax credit for first time home buyers if you qualify! Starting January 1st, 2009 buying your first home became even more attractive in addition to historically low low bank rates.
No repayment required unlike the previous tax credit, but home buyer must use the residence as a principal residence for at least three years or face recapture of the tax credit amount.

You can not have owned a home in the last three years prior to purchase. The tax credit amount equals 10 percent of the home's purchase price up to the maximum ceiling of $8000. This tax credit is a ticking clock and runs out December 1st, 2009. Now is the time to look for that new home. This tax credit is refundable and can be claimed even if the taxpayer has little or no federal income tax liability to offset. A refund check may be issued to the taxpayer for a portion or even all of the refundable tax credit (depending on the taxpayer's tax liability).

Restrictions on the first time home buyer's income apply though. Incomes up to $75,000 and married couples with incomes up to $150,000 qualify for the full tax credit. (Partial credits may be available for taxpayers with incomes over these amounts and you should consult your tax adviser for details and guidelines subject to change.)

If you have not done and filed your 2008 tax return yet, the tax credit can be claimed if the home was purchased on or after January 1, 2009. Waiting to buy just got another reason to climb on the horse buying horse and gallop to your local Maine REALTOR and local community lender.

Music Festival For State Coming To Houlton Maine!

Here's how much work is done behind the scenes with the Houlton Maine music program and help from the parent's group, the Music Boosters. Houlton is hosting the State Vocal Jazz festival on Saturday, April 4.
This is an open letter from music director Rebeccas DeWan

"This is an excellent opportunity for the Music Boosters to raise a lot of money to help high school students get to New York City and continue to support all the ways the boosters help the music department. We will needs LOTS of parent help to make this festival run smoothly. The boosters did an amazing job with All Aroostook - a great warm up for the much larger State Vocal Jazz. Below is a list of ways you can be involved and the contact person for that activity:

1. Selling concessions on Saturday OR baking items to be sold (bring to school Friday individually wrapped).

Am lucky to have a property listed for sale owned by an Iraqi who works for the US Government in Bagdad. He stopped in today and said the atmosphere is so much different and folks in his country are seeing less crime, and more improvements to their standard of living. Before under Sadam's regime there were 3 newpapers. Now there are a thousand. Before there was a state run channel and now there are 40 channels to hear the news.

The one problem that does persist though is greed from those in charge of public projects. Roads that should be rebuilt properly are not all being done so and the millions of dollars allocated are not going into the job. Redo's on roads and waste of money that should be going into schools, hospitals and other areas like public sewerage / sanitation are missing the mark. Plus the funds for the jobs was more plentiful from 140 dollar oil that is now 38 to 40 dollars.

One big improvement would be electrical advances. Currently without air conditioning, and 130 degree temperatures, folks are tired, hot, and more frustrated. He is hopeful electrical contractors update that area for the population and he believes then President George Bush made some tough but needed decisions during the deployment of troops. My job in selling Maine real estate helps bring me in touch with so many people from several far away areas. I learn alot in showing property and dealing with folks from out of the country.

The clocks have sprung forward. Maine pot holes, frost heaves and dirty ice cone like old snow is starting to disappear with spring temperatures approaching. Glimpses of 44 degrees and strong rays yesterday make you think in a month, spring will start to show its return. I find myself itching to get the house power washed, the driveway swept and the winter tarnish removed from the grounds around the offic, farm, lake place. Working out doors, mowing lawns, getting windows cleaned, shampooing rugs...I am ready. Snowsledding, skiing, shoveling off roofs, walk ways and watching my son's team play hockey has been fun but this is one year where spring can not spring fast enough. The smell of the ground thawing, seeing buds on the trees and hearing the return of birds..including the retired snowbirds of Florida and the south. Are you ready for spring?

Maine is 11 people per square mile in Aroostook County where you don't lock doors and people are friendly, willing to help. And real estate prices are so much lower. If you are looking for a recreation piece of land to run away to or a full time retirement spot, get to Maine as quick as you can. Come for a day. Stay a lifetime.
