Wally World, Mickey D's, Pizza Rut..Yes, Virginia, There Is A Houlton Maine Walmart.

One question asked alot of Maine REALTOR Andrew Mooers is "Does Houlton Maine have a Walmart?"

Yes indeed, there is a store number 1974 of Walmart in Houlton Maine. A new Tractor Supply Store in Presque Isle Maine also just opened up. So even thought northern Maine is lower populated, we still have the conveniences of other areas. The Walmart store in Houlton Maine is located on the Ludlow Road across from the Maine Tourist Information Center and next to Hannaford's Paradis Shop and Save grocery store. Maine, simpler living, healthy four season recreation, way way friendlier people.

Many relocating US border patrol, customs, immigration and 911 security personnel ask about the Northern Maine weather and right on the heels of that question, "Does Houlton Maine have a Walmart?"

Joseph Houlton Settled Houlton Maine, Then Local Constractors, Builders Laid Out The Town Slowly.

Maine was part of Salem Massachusetts until 1820, and Houlton Maine was known as New Salem. Joseph Houlton cruised up to Houlton Maine from Salem Massachusetts back in the beginning of the 1800's. By 1807, the rest of the families, wives, kids, animals made the same trek thru the woods to what later became Aroostook County. In Houlton Maine, neighborhoods spung up by local builders like Henry Post, Clarence Ayotte, Quinton Haney, Donald Caldwell, Hendry Chandler, Vaughn Hersey.

These new streets in Houlton Maine were not giant subivisions with your pick from park models of this cape or that ranch. Build one at a time as the Houlton Water Company brought in utilities like power, water, sewerage. As the Houlton Maine public works department built streets, roads, bridges and adopted these streets and roads to plow, pave, maintain.

The type of Houlton Maine homes, houses built, how it was built keyed to the time in history it came on line. As early builders, carpenters and do it your-selfers hammered out the County Seat, Aroostook.

After World War Two, streets like Hogan, Pearce, Commonwealth, Park Extension, Weeks Streets had lots of capes pop up. And in the 1960's areas of Houlton Maine like Hillview Avenue had a mixture of capes and ranch style homes. In the 1970's lots of ranch style homes built with Farmer's Home Administration dollar down financing took over on Brook, Alfred, Columbia Extention, South Streets. Charles, Kelleran and Elm streets had victorians, federal style homes built back in the mid to late 1800's along with the original housing stock found on Main Street and US Rt 1, 2, 2A that are here in the crossroads of Aroostook County. Many of the oldest homes built along the Meduxnekeag River or high on a bluff for security or on a rolling cleared field due to the fertile soils to grow our own food. Houlton Maine was the center of the potato industry back when Maine was the number one spud producer.

Ninety one percent of Maine is wooded so plentiful lumber mean brick designed homes were rare in the Houlton Maine housing stock. The Highlands Addition was added around the 1880's when the town of Houlton Maine constructed a foot bridge to span the Meduxnekeag River. To open up this area even more with new bridge for vehicles being added around 1902.

Folks working for the Bangor and Aroostook Railroad saw many tenement, apartment and rooming houses built around Florence, Grove, Grange, Green Streets and on Alice Avenue, outer US Rt 2A, known as Bangor Street which was the main way out of town heading south before Interstate 95 came in the 1960's leading the way to Loring Air Force Base. Many local Houlton Maine natives build cottages on Nickerson, Drews and Grand Lakes too. And enjoyed summer waterfront vacation homes, campsespecially in places like Crescent and Sunset Park neighborhoods.

Ward Log Homes, Katahdin Forest Products and other local Maine log home manufacturers right here in Houlton Maine account for the many log houses dotted the countryside and lakes around Southern Aroostook County too. Watch a Houlton Maine video of a fourth of July celebration, multi day state fair and see glimpses, snippets of the local area, people who live here.

You Rent A Maine Apartment, Or A Home, House And Want Security Deposit Back When You Move.

Your security deposit on your Maine home, apartment house apartment was supposed to be put in to a special account, interest bearing to accrue to you.

And when you move, assuming no damage beyond normal wear and tear, or lack of last month's payment in full or proration, you want the deposit and interest made back. What happens if the property owner, Maine landlord does not give all or a portion back?

Well if he or she does not give you in writing notice within 21 days that you won't be getting back some or all of the deposit due to an outlined list of damages and reasons why, things get dicey.

Triple the deposit damages and having to pay the renter's reasonable attorneys fees to recover it thru the Maine court system is what happens. Being a landlord has lots of responsibilities, tasks, laws that go with it on top of smoke and co2 dedector legislation that got beefed up, going in to force a few months back in Maine.

Own A Private Plane And Looking For Maine Real Estate?

Fly In To Houlton ME International Airport. It's small, friendly, quick to get in and out of. Right on the Canadian border of Maine too. I have picked up many folks who fly in, scope the area out, and get on their way. Had one home with land in the country in Amity Maine bought by folks that did not have kids. And wanted their four cats to avoid flying on a commerical airline. So for $15,000 from Washington State, they flew in with the cats on a twin engine jet like the rich and famous use. Slick, easy and the runways more than long enough.

During world war two, Houlton International was very busy with German prisoner barracks. The prisoners were a big help to the local potato farmers needing help in getting the crops planted, cultivated, harvest. And planes flew in to Houlton Maine were hauled before war was declared in to Canada to send to England by farmers with tractors!

Maine Skiing...Lots Of Options, Plenty Of Winter Snow Mountains.

If you are looking to Maine downhill ski a small mountain, Big Rock's Mars Hill Maine's facility is value rich, family fun and easy to maneuver. Want something larger with plenty of lodging options and the night life dancing, live music? Hard to beat Sugarloaf USA ME's Mountain Resort.

Watch both Maine ski videos. Plan a trip to Maine to see how much fun down hill snow skiing, snowsledding, ice fishing, snowshoeing, ice skating and hockey can be. Winter in Maine is not a dirty word. We do not plant our keesters on couches and hibernate indoors. Outdoor fresh Maine air is out of this world. Fill your lungs and sample the brilliant stars as you watch at night along a lake or river in the moonlight. My two youngest boys and I skiied alot in the last two weeks of their college break and once you get the itch, bug, you want to be outside as much as you can. Dress warm and experience Maine's winter wonderland.

The Maine Real Estate Market...No Giant Nose Bleed Spikes Or Nose Dive Drops.

Maine, life is different here.

Simpler. Small mortgages that we like to get paid off. Mainers do not like owing money. We save money. What a novel concept. Spending money in Maine means better impulse control. Taking our time and shopping around. If it is not a good deal, we don't buy it. Maine real estate is attractively priced all the time..not just a day after Thanksgiving or just before Christmas.

Lower cost real estate is the rule not the exception. Like these paid of properties in Houlton ME 04730.

Maine is a state with less people, the 4th lowest crime and low low cost real estate. So when prices are so low, they look even more attractive when you see a place advertised on like..like this home for in the $30's. Watch the real estate video below.

Or this home in the mid $40's below. Watch the real estate video!

Our real estate marketing time can extend but you do not see giant hundreds of thousand dollar swings up or down. We always live pretty conservatively. Braced for a recession or any way the economic winds blow. Maine, it's here when you are ready. You move here for quality of life, not to spend lots of money to impress anyone. How much you have is way way less important than who you are. Maine, breath a couple lung fulls of that clean air.

Black Friday, Big Box Stores Offer Early Morning Special Product Pricing If You Get Up Early Enough.

How great a shape are you in, how much patience do you have to shop the day after Thanksgiving... Black Friday? Do you have an antsy feeling thinking you are missing out on a deal? That you should set the clock for 3am, head to bed early to be one of the brave souls armed for a deal at a local Walmart, Target, Kmart store?

Nevermind that maybe there are only 4 of those items you seek like the Holy Grail at that store and the lines. You still would feel like a proud holiday warrior heading out in to the parking lot as the sun rises with a Blue Ray dvd player under your arms for $75 that retails for $300 normally.

What are your Christmas shopping plans for Black Friday, one of the biggest holiday retail days of the year? Happy Holidays. Hope your Christmas shopping plans for this friday, Black Friday, go as planned!

The Pressure To Close Real Estate Tax Rebate Deals By November 30th Relieved But...

You just figured out the eight thousand dollar tax credit to buy a home by the end of November and now what. An extension, and modification of what you knew to broaden the program. Scope out the new $6500 twist tax rebate highlights

The Worker, Homeownership, and Business Assistance Act of 2009 has established a tax credit of up to $6,500 for qualified move-up/repeat home buyers (existing home owners) purchasing a principal residence after November 6, 2009and on or before April 30, 2010 (or purchased by June 30, 2010 with a binding sales contract signed by April 30, 2010).

Know the ins and outs as a Maine real estate broker and help your sellers move houses, buyers get in to their own residence. I have seen banks jammed and bottle necks in shuffling paperwork in the scurry to get Maine home loans closed by the end of the month so the extension should give ME appraisers, Maine bankers a little breathing room, relieving some of the pressure.

Houlton Maine...Give Us A History Lesson Andrew Mooers.

Okay, in 1957 in Houlton Maine, living, working and being raised in a family here in Southern Aroostook was special.
The new high school was coming, the Bangor and Aroostook Railroad had a local presence with offices and executives right here in Southern Aroostook County. Ricker College was in its hay day.

Trips to the many area lakes, like the Pavilion at Nickerson Lake where the Houlton Community Golf Course is located were part of summer. Local farms and wood cutters were active and anything you needed, you could find on the local level in Houlton Maine.

Being on the Canadian border means trips to New Brunswick, to Old Home Week in the old park off the bridge and on a river island near Woodstock. Helping local potato farmers harvest the crop, local youth learned work ethic, earned spending money. Houlton Maine, especially in the late 1950's was a special place to live, to be from. Would you like a piece of Houlton Maine for yourself, to sample a friendly small town?

Selling Maine Real Estate Would Be Easier For Andrew Mooers With One Of These.

You see them, private jets, in the movies. You know it would be neat to make a call and let your pilot Jeff know to have the jet warmed up and ready to take off to Colorado to ski on a whim in the winter from Maine. But at 15 million for this "pre-owned" 2005 model, maybe I'm in the wrong profession. Where would you go if you had one of these at your disposal? Who would you take along?

My Maine "Green Home"..What Is It Worth, Will The Market Reward The Seller?

Used to be the term "green" was not always a positive. If I was described as a brand new Maine real estate agent, a little green, wet behind the ears with no experience to back up the license, green is not a flattering label. Over the last 29 years I have listed, marketed, sold Maine real estate. And the buzz term "green" incorporates lots of how we lived our day to day life anyway. Remember Maine is farm and woodland based living, and respect for the environment, our waterfront resources and being good stewards is what we Mainers are all about. Wrote a post on a sister blog this morning on a Maine Shoreland Zoning Buyer Resource Guide available to real estate tire kickers of Maine waterfront property.

Green lumber is material that has not been air dried or put thru a kiln to reduce the moisture content. It will warp and check and twist if put right in to a structure too soon, prematurely. Green appears alot in nature and is a neat word to label the movement to step up the protect the world thinking bantered about in social media circles, by talking heads on the tubes, in the print outlets.

But remember, as Kermit stated forlornly "It's not easy being green". And the real estate being passed off as green needs careful inspection. True use of the label means looking deeper in to areas you can not see with the naked eye. Reading about the energy star guidelines, the future system design codes coming out of universities and other learned centers in the country today. Here is what MaineBiz Says about green living development.

Maine Fall Foliage Color Report...Jack Frost Has Been Busy With His Fall Paint Brush.

They say the Maine fall foliage colors are like a second bloom but instead of flowers, it's leaves that burst into brilliant reds, oranges, yellows and browns as the temperature goes up and down evenings.

This fall in Aroostook County the leave change seem faster. Northern Maine's color change is in the roughly 30 to 75 percent range.

Planning a trip north to scope out the fall colors, have a glass of homemade apple cider, pick up some Maine potatoes might be a good idea this weekend. Here's a full foiliage up to the minute leave Maine fall leaf peeking report to help you decide what to do this weekend. Those odd jobs around the home will still be there the next weekend. But the handy work of Jack Frost in Maine will not so plan the trip now.

The State Of Maine Tourism Bureau wants us to help spread the word about the colorful surrounds in "Vacationland" too. Low lying areas get different temperatures which alter the speed for color change over higher elevations that may be colder, quicker to "ripen" color wise.

Today is also the start of the Maine moose hunting season as well if you need more reasons to take a few days off in Maine.

Maine Lakes Hate One Thing More Than Any Other...Lawns.

Weed and feed enriched bright green, manicured lawns.

If you asked a Maine lake what makes it happy, if that lake could talk it would gurgle that rolling, sloping, sweeping lawns make that lake boiling mad. The Drews Lake Property Owner's Association annual meeting is July 7th, 2009 at 6:30 at the New Limerick town office. The DLPOA Maine lake group educated, protects and promotes good stewardship for this 1057 acre water jewel located in New Limerick, Linneus and Oakfield Maine. Watch what living on Drews Lake is all about Maine lake video and remember another name for the lake is Meduxnekeag Lake which is Maliseet for "Rocks At Its Mouth". Over the years the Drews Lake group with is pro-active, not reactive stance has kept the lake clean, replacing under-sized culverts, installing plunge pools to slow the water and erosion of soil to the lake. Over $60,000 in grant money from the soil and water conservation district in Southern Aroostook has help stablize the soil erosion and control none source point pollution.

(Wiping Doctors Forehead, Monitors Beeping In Background) Is Real Estate Like Surgery Life And Death?

Time matters. In surgery, in a game with a clock ticking. If you are held up in a real estate sale when you need to start a new job eighteen states away, and have an empty home causing a major financial strain keeping you awake nights with worry, a sale is life and death. If you don't sell, you can jeopardize the whole financial health of your personal affairs. A bad renter who does not pay, trashes the place, piles up garbage and interferes with the sale process can cause the owner who is nip and tuck with all the other demands on that weekly paycheck in uncertain economic times to titter. I have seen a renter I did not pick but inherited in a sale process destroy a place and cause foreclosure to happen. So a sale of a home or other real estate can be like a surgeon who makes one move a centimeter off and dire results, maybe death or paralysis.

A professional REALTOR is hired for what he knows, has learned, not just marketing expertise with a property. He is able to assess the situation like an MASH emergency unit where if the right steps are not done to stop the "financial bleeding" the listing will die without a sale. Use of real estate video, blogging, direct mail, slow drip email campaigns and full time effort and sensitivity to the seller's situation and local current market conditions translates into a sale if the broker reads the signs, collects the data and wastes no marketing steps to hit while the iron is hot, to produce ads that are exciting and shows he is enthusiastic about the unique property he is priviledged to represent the seller on a sale of.
